Where Innovation Meets Action
The Housing Innovation Challenge is a national design-build competition and demonstration platform that brings together universities, builders, manufacturers, policymakers, and industry leaders to address one of the most pressing challenges facing communities today: housing affordability. Founded by the Housing Innovation Alliance, Home Technology Ventures, and Meritage Homes, with the City of Charlotte serving as the inaugural host city, the Challenge advances housing concepts from design to full-scale construction, creating a real-world environment where innovative ideas can be tested, measured, and refined. Selected from 33 proposals submitted by teams representing 23 universities, ten finalist teams are now collaborating with industry partners to transform their concepts into permanent homes that will be built throughout Charlotte and showcased to the public in October 2027.
More than a competition, the Housing Innovation Challenge is a national platform for reimagining how housing is designed, delivered, financed, and valued. Participating teams are exploring new approaches ranging from modular and volumetric construction to cartridge-based systems, kit-of-parts strategies, cottage courts, missing-middle housing, and innovative financing models. Through full-scale prototypes and permanent homes, the Challenge evaluates solutions using the H.O.M.E. Framework, which examines the total cost of housing across Home Delivery, Occupancy, Maintenance, and Equity. By connecting academic research with industry implementation, the Challenge creates a pathway for ideas to move beyond the classroom and into communities, generating practical solutions that can be replicated and scaled across the country.

The H.O.M.E Framework
Each home will be evaluated using the H.O.M.E. Framework, recognizing that true housing affordability extends beyond the initial cost of construction to include long-term performance, ownership costs, maintenance, and wealth-building potential.
H – The Cost of Homes
Captures the full cost of producing a home, including land, labor, materials, regulations, and market factors that determine its price.
O – The Cost of Occupancy
Encompasses all upfront and ongoing expenses required to occupy a home, from closing costs and deposits to financing, taxes, insurance, and fees.
M – The Cost of Maintenance, Repairs and Operation
Accounts for the recurring maintenance, repairs, and daily operational costs needed to keep a home functioning over time.
E – Access to Equity
Reflects the value, liquidity, and accessibility of home equity as a key offset to housing costs and a major driver of long-term wealth.
